Your Florida First-Time & Veterans Homebuyer Guide
Welcome Home!
Thinking about buying your first home in the Sunshine State? Whether you’re planting roots or PCS’ing to Pensacola, this guide is designed to help first-time homebuyers (especially our veterans!) make confident, informed decisions. I’m Daniel Callahan, Realtor with ERA Old South Properties, and I’m here to make this journey smooth, exciting, and stress-free.
Step 1: Know What You Can Afford
Before browsing homes, get clear on your budget:
- Check your credit score
- Estimate your monthly budget (use online mortgage calculators!)
- Plan for upfront costs like down payments, closing costs, inspections, and moving expenses
Veterans: You may qualify for $0 down with a VA loan!
Step 2: Explore Your Loan Options
Here’s what’s out there:
For Everyone:
- FHA Loans – low down payments (as low as 3.5%)
- Conventional Loans – good for buyers with stronger credit
- First-Time Buyer Assistance – Florida offers grants and down payment programs (like the Florida Hometown Heroes Program)
For Veterans:
- VA Loans – no down payment, no PMI, competitive rates
- VA Loan Benefits:
- No loan limit (as of 2020)
- Reusable benefit
- Assistance if you struggle to make payments
Let Daniel Callahan, Realtor, connect you with his network of trusted traditional and VA lenders who know how to make your benefits work for you.
Step 3: Get Pre-Approved
This is your golden ticket. A pre-approval shows sellers you’re serious and lets you shop with confidence. I can introduce you to great local lenders who work with first-time buyers and veterans.
Step 4: Let’s Find Your Dream Home!
We’ll build a search that matches your priorities:
- Location (commute, school zones, community vibes)
- Size & layout
- Must-haves vs. nice-to-haves
I specialize in helping first-time buyers and military families find homes that fit their lifestyle, budget, and timeline.
Step 5: Make an Offer & Negotiate
I’ll help you:
- Craft a strong, competitive offer
- Negotiate for repairs, upgrades, or credits
- Manage all the paperwork and deadlines
You’ll feel supported and confident every step of the way.
Step 6: Inspections & Appraisals
We’ll schedule your home inspection to make sure the home is safe and sound. If you’re using a VA loan, a VA-approved appraisal will also be required.
Step 7: Close & Celebrate!
Sign the final paperwork, get your keys, and pop the champagne (or sparkling cider!) — you’re officially a homeowner!
Bonus: Ask me about my welcome home gift packages for veterans and first-time buyers!
